Either a) coffee is too expensive or b) beer is too cheap or c) I’m hopelessly out of touch and they’re both the right price or d) some combination of the above is appropriate. Of course market purists would have it that competition will be dragged in and costs will expand to make the returns on capital broadly equivalent even if the trading profit on one product is 85% plus and on the other, in a tenanted house at least, it’s nearer 50%. The adjusted profit for the year (pre-IFRS16) is £3.8m against £1.0m in the prior year. The current valuation of the estate is estimated to be £150m, equivalent to 150p per share. Balance sheet & new openings: CPC reports that it has completed the estate refurbishment programme and acquired two pubs since the interim results announcement in September 2022.
